What you'll be doing as a Property Manager

  • Leading daily meetings with the Property Management team.
  • Monitoring and assessing individual team member performance (Including but not limited to conducting one-to-one meetings)
  • Ensuring the business is risk-averse and following the highest compliance.
  • Standards for all regulatory bodies.
  • Property inspections
  • Negotiating tenancy extensions and/or renewals. Co-ordinating with contractors, to manage maintenance and/or repair issues at properties.
  • Deposit returns, Resolving rental arrears.
  • Processing eviction requests
  • Ensuring all properties meet all regulatory health and safety standards.
  • Building and maintaining strong relationships with landlords and tenants
  • Managing complaints
  • Completing all check in and check out procedures, inc. full inventory reports.
  • Site Visits: updating notice boards, contractor records, checking standards, fire safety and health and safety records.
  • Repairs management: process repair request, set priority, raise work orders, authorise repairs and invoices, check repairs undertaken.
  • Compliance management: manager fire risk assessment, health and safety records, organising contractors, conduct annual reviews.
  • Insurance: organise insurance and reinstatement valuations, assist with processing claims.
  • Maintenance Contracts: manage maintenance contracts.
  • Meetings: organise, attend and report at Directors meetings, AGMs. Client Reporting: prepare and send regular client reports

Job Description:

Brick Square Properties is seeking a skilled and experienced Carpenter to join our team in Ilford, East London. The successful candidate will be responsible for building, repairing, and maintaining wooden structures and fixtures in our managed properties. This role requires a high level of craftsmanship, attention to detail, and the ability to work independently on various carpentry tasks.

Key Responsibilities:

  • Construction and Installation: Build and install wooden structures such as doors, stairs, bathroom and kitchen cabinets, and other custom woodwork as required.
  • Repair and Maintenance: Perform repairs and maintenance on existing wooden fixtures, ensuring they are safe and functional.
  • Custom Woodwork: Design and construct custom wooden items based on client specifications and property requirements.
  • Inspection and Assessment: Inspect properties to assess the condition of wooden structures and identify necessary repairs or improvements.
  • Material Management: Select and purchase appropriate materials for each project, ensuring cost-effectiveness and quality.
  • Collaboration: Work closely with property managers, tenants, and other tradespeople to coordinate repairs and installations.
  • Safety and Compliance: Adhere to all health and safety regulations and ensure all work meets building codes and standards.

Qualifications:

  • Proven experience as a carpenter with a portfolio of completed projects.
  • Proficiency in using hand and power tools, as well as various carpentry materials.
  • Strong understanding of carpentry techniques and methods of installation and construction.
  • Ability to read technical documents and drawings.
  • Excellent problem-solving skills and attention to detail.
  • Good physical condition and stamina.
  • Relevant certification or apprenticeship in carpentry (preferred but not essential).
  • Eligibility for sponsorship under the Skilled Worker Visa (if applicable).
